Securing your
finances

Having financing prior to looking for a home is very important! To get started you will need a great lender that is going to work for you and get you a deal on your loan. To view our recommended lenders visit here

Apply For a
Mortgage

When applying for a mortgage just know everything you put on your application will be looked at by a underwriter. The underwriter will want you to provide documentation to verify that everything you have on your application is correct. After filling out your application ask your lender what documentation is needed to receive a Pre-Approval. Keep in mind receiving a Pre-Approval without submitting the required documents to your lender increases your risk of financial fall through. It is best to go ahead and knock everything out up front. Your realtor will be able to use the “all documentation has been submitted and verified” tactic to get you a better deal and let the seller know your a serious buyer.

Time to go
House shopping

After receiving your Pre-Approval letter it is time to go house shopping! Your realtor will work to find you a great deal on a property! Having a competitive realtor in this market is highly important as he/she will negotiate the pricing, closing cost credits, repairs, inspection periods, and other terms on your behalf.

Have the property
Inspected

Inspections are absolutely important when purchasing a new home! Inspections are started after going under contract with your new home. No realtor will ever advise you to waive this! You want to make sure the home is good to go before moving forward. Your home is an asset and should be treated as such. Your realtor will recommend a home inspector and any other professional services that you seek to vet your new home. Keep in mind when purchasing a home that is not new construction there will be normal wear and tear which is expected. Focus on the majors like roof, crawlspace, structure, HVAC, plumbing, etc. For any questions regarding the inspection period please refer to your realtor.

Close, move into
Your new Home

This is the light at the end of the tunnel! Once the inspections are done, all underwriting for your loan has been completed, the appraisal is good then you move forward for clear to close! This means your loan processor will get your closing docs finalized to go to the title company and your realtor will schedule a closing time for you to come in to meet the title attorney at the title company and sign the paperwork needed to close and take ownership of your new home.
